Building Certificates

Building Certificates are required and should be posted when performing maintenance to homes. Examples of maintenance include painting, plaster repairs, and replacing a door or windows.

Building Permits

Questions regarding building permits and zoning should be directed to Building Inspector/Zoning Administrator Chad Butler at (269) 546-1133 or building@grandbeach.org.

Building permits are required for all new construction, pools, roofs, decks, fences, additions, repairs, etc. to your home. If your home is located in a high erosion or critical dune area, you will need a EGLE (formerly DEQ) permit prior to applying for a building permit with the Village.

Lot Clearing and Tree Removal

The Village of Grand Beach Zoning Ordinance has requirements with regards to lot clearing and removal of trees.  The Village would like to remind everyone and make them aware of the regulations for property in the Village.

Article 3, section 3.07H of the Zoning Ordinance states:

No activities or development such as grading, land filling, removal of trees or other vegetation on vacant land will be allowed until a site plan is approved by the Village Zoning Administrator or other appropriately designated official or body and a Zoning Permit has been issued.

Article 15, section 15.06A(1) also states: 

The following actions shall not commence until a zoning permit has been issued by the Zoning Administrator:
a. The excavation, alteration, or filling of land.

b. The new use or change in use of land.

c. The new use or change in use of an existing building or structure.

d. Construction or expansion of a structure, including accessory structures and parking lots.

We encourage all residents, prospective buyers, and interested parties to familiarize themselves with all Village Ordinances. 

Hours of Construction on Residential Property

Any and all construction, alteration, demolition, or repair activities conducted in the Village, which has been authorized by a Village Building Permit, shall be prohibited on Sundays and Holidays and is prohibited all other days except:

Monday - Friday from 8:00 a.m. to 5:00 p.m. EST

On Saturdays during the off-season hours of 8:00 a.m. to 5:00 p.m. (EST), starting the Saturday after Labor Day weekend and ending the Saturday before Memorial Day weekend.

Any construction, alteration, demolition or repair activities conducted and authorized pursuant to a Village Building Permit may also be completed on any day from the hours of 7:00 a.m. to 7:00 p.m.(EST) in a fully-enclosed building, provided that such interior work shall not require the use of any construction equipment outside of the building or in an open garage, and further provided that the work being performed shall not be audible from outside of the property lines of the lot on which the fully-enclosed building is located.

A “fully-enclosed building” shall be defined as a building or structure having a full roof and all windows, entry, and garage doors completely installed.

Sand Donation Request

As you may be aware, the Village of Grand Beach has a steady need for sand to use in Village improvements, including projects at Village parks, pathways, the golf course, and beaches. Sand removed for private building projects in the Village is often collected in trucks and transported by contractors outside of the Village.

In an effort to keep this important natural resource within the Village, the Village allows property owners to donate extra sand to the Village for use in public improvements.  Any property owner who is removing sand for a permitted building project who is interested in donating sand to the Village of Grand Beach may contact Bob Dabbs at 269-469-1270.
